Shared contribution
Each party brings something the project needs: land or premises, capital, construction capability, an operator or education expertise.

KIPS lists land, premises and education projects across India, and brings landowners, investors, developers and operators together through carefully structured joint ventures.
Identify land, development and education-related opportunities with potential for structured partnerships.
Connect suitable opportunities with investors and strategic partners.
Create mutually beneficial structures around investment, development and execution.
A joint venture (JV) is an arrangement in which two or more parties combine what they each have, such as land, capital, construction capability or operating expertise, to deliver a specific project together. Each party stays independent, while contributions, responsibilities and returns are agreed in writing.
In education, a JV often brings a landowner, an investor and a school operator together to create a preschool, school or college that none of them would build alone.
Each party brings something the project needs: land or premises, capital, construction capability, an operator or education expertise.
Roles, decision rights, costs and timelines are agreed up front, so everyone knows who does what and when.
Rent, revenue or returns are divided on terms the parties negotiate and record in a written agreement.
Contributes land or premises, by lease, development rights or a share in the project, and confirms title, ownership and permissions.
Provides capital and/or construction capability, and agrees how that capital is recovered and how returns are shared.
Runs the facility, such as a preschool, school, college or business premises, or takes it on a long-term lease.
The right structure depends on the site, the parties and what each wants to contribute. Each listing states the options open for it.
Landowner and developer combine land and capital to build, then share the project on agreed terms.
A facility is built to an occupier’s specification and leased to them on agreed terms.
Premises are leased for a defined term, use and rent, as with a preschool taking a building.
Instead of fixed rent alone, income from the facility is shared in an agreed ratio.
A separate company is formed for one project, with clear shareholding, governance and exit terms.

Before committing capital, a serious investor checks the same eight things. Here is what each KIPS listing tells you about each one.
City and locality on every listing, a map pin where the owner permits, and photographs of the approach.
Ownership as reported, the number of owners and exactly what still needs verifying.
What is established and what is not. We never imply an approval that does not exist.
Area and dimensions as stated, with any mismatch flagged openly so a survey can settle it.
Rent, rate, deposit, escalation and lock-in, marked as quoted terms rather than final prices.
The partnership options open for each listing. Governance and exit are agreed in writing.
Possible uses with their conditions. No tenant commitment or occupier is implied.
A diligence snapshot on each listing: what is reported, what to verify and what is not yet established.
Every fact says whether it is reported by the owner, shared on enquiry or still to be verified.
Gaps such as permitted use or area mismatches are listed on the page, not left for you to discover.
We arrange a visit so you can see the property and its surroundings yourself.
Available records are shared for your own legal, technical and financial review.
The KIPS team stays with you from first enquiry through to the definitive agreement.
A good joint venture starts with candid questions. Here is who we work with, what to verify and how we keep expectations honest.
Propose a development concept for the site. Explore a Development JV, developer-funded development with an agreed capital recovery, or a mutually agreed SPV.
Looking for premises for your own operations? Consider an occupier-led Build-to-Suit facility or a long-term lease with clear use, tenure and handover conditions.
Bring capital into a structured project with defined governance, contributions and exit terms agreed up front.
We encourage every partner to confirm these independently with their own legal, technical and financial advisors.
Confirm who owns the property, that every owner is authorised to take part, and that records are in order.
Check what may legally be built or operated, including permissible built-up area, road access and safety requirements.
Inspect boundaries, existing structures and the clearance and development scope on the ground.
Confirm rate basis, chargeable area, deposit, escalation, lock-in and what is included, before you rely on any figure.
Agree contributions, decision rights, recovery mechanism and how each party can exit.
Ask for khata, tax receipts, title and allotment records and have your advisors review them.
Listings are early information to start a conversation. They are not offers and bind no one.
We do not represent assured returns, approved development capacity or tenant commitments.
Final terms apply only through definitive agreements executed by the parties involved.
We are looking for investors, strategic partners and development collaborators interested in participating in carefully selected opportunities.
Share your investment interests and the KIPS team will get in touch to discuss suitable opportunities.
